Flat 4, 755 London Road, High Wycombe, Buckinghamshire, HP11 1HH
Evidence considered
- No comparable evidence considered; application dismissed for lack of jurisdiction (no complete tenancy agreement provided) and because the tenancy was ending.
Tenant submitted evidence: no. Landlord submitted evidence: no.
Tribunal's reasoning
The tribunal did not determine a market rent on the merits. The tenant's application lacked a copy of the full tenancy agreement, which the tribunal held was required for it to have jurisdiction under sections 13/14. It also emerged that the tenant had given notice to terminate, ending the tenancy on 3 February 2026. The tribunal concluded there was nothing for it to determine and, if the tenant remained, the rent would simply default to the landlord's proposed figure of £1,250 pcm from 4 December 2025.
