About this data

Every decision here is a market-rent determination (sections 13/14 of the Housing Act 1988) published by the First-tier Tribunal (Property Chamber) on GOV.UK, under the Open Government Licence v3.0.

Structured fields (property type, bedrooms, condition, rents, evidence, reasoning) are extracted from each decision's text by an AI model, not manually verified case-by-case. Always check the original decision PDF (linked from each decision page) before relying on a figure.

We deliberately don't publish tenant, landlord or agent names, even though they appear in the source documents. Property addresses are kept, since they're the basis for the comparable-evidence use case and are already public on GOV.UK.
