The Coach House, 16a Priory Road, Sheffield, S7 1LW
Condition: The property, a fully modernised detached coach house converted into a maisonette, was found to be in excellent/very good condition requiring no deductions.
Evidence considered
- Tenant submitted two Rightmove comparables (one-bedroom apartments) with proposed rents of £700 and £875 pcm, but tribunal found these were typical city apartments not comparable to this unusual coach house property
- Tribunal could not find any directly comparable property on the market given the property's unusual design
- Tribunal used the £875 comparable as a loose guide in reaching its determination
Tenant submitted evidence: yes. Landlord submitted evidence: no.
Tribunal's reasoning
The tribunal found the landlord's section 13 notice valid and determined the open market rent at £900 pcm, the same figure the landlord had proposed. The tenant (who had vacated) submitted two Rightmove comparables (£700 and £875 pcm) but the tribunal found these to be typical city apartments, not genuinely comparable to this unusual converted coach house/maisonette, and could find no directly comparable property on the market. Using the higher £875 comparable as a guide and noting the property's excellent condition requiring no deductions, the tribunal arrived at £900 pcm.
