£1750current rent (pcm)
—landlord proposed (pcm)
£1750tribunal decided (pcm)

Evidence considered

Tenant submitted evidence: yes. Landlord submitted evidence: no.

Tribunal's reasoning

The tenants challenged the validity of the landlord's section 13(2) notice of rent increase (Form 4), arguing the proposed new rent start date of 11 July 2026 did not coincide with the start of a new rental period under the tenancy, which actually began on the 6th of each month. The landlord made no representations in response. The tribunal agreed, relying on the tenancy agreement showing rental periods beginning on the 6th, and found the notice invalid. As there was no valid notice, the tribunal had nothing to determine and the rent remained unchanged at its existing passing level.
