Flat 5, 239 Ramsgate Road, Margate, Kent CT9 4FS
Condition: Modern purpose-built ground floor two-bedroom flat completed around 2019, EPC B rated, in good condition with no adjustments needed for condition.
Evidence considered
- Landlord provided three two-bed flats in the same development (sizes 743-846 sq ft) purportedly let at £1,255-£1,265 pcm, via agent management system screenshots - given limited weight as unverified and lacking wider local comparables
- Tenant provided Zoopla/RightMove listings of similar local properties advertised May-July 2026 at £900-£1,100 pcm, without size or furnishing details - found generally useful
- Tribunal relied on its own expertise and knowledge of local rental values alongside the submitted comparables
Tenant submitted evidence: yes. Landlord submitted evidence: yes.
Tribunal's reasoning
The tribunal found the landlord's three in-development comparables relevant but gave them limited weight as they were unverified screenshots of proposed/achieved rents only from the same building, with no wider local comparables. The tenant's portal evidence of similar flats letting at £900-£1,100 pcm was found generally useful. Relying on its own expertise alongside both parties' evidence, and allowing for the absence of landlord-provided white goods/furnishings, the tribunal determined a market rent of £1,100 pcm, treating minor size differences as immaterial and making no condition adjustment given the property's recent age.
