- Landlord's three market comparables in the PL4 area for one-bedroom flats quoting £850-£950 pcm

- Tribunal's own expert knowledge of local rental values and internet/Street View research (no inspection)

Tribunal's reasoning
The Tribunal first valued the property in good tenantable condition at £825 pcm using comparable evidence from the landlord (rents for similar flats in the building and nearby market comparables) together with its own expert knowledge. It then applied adjustments: a £10 pcm deduction for the shared (rather than exclusive) use of a washing machine, and a £100 pcm addition reflecting the value of water and electricity charges being included in the rent (calculated from utility bills divided across the four flats in the building). These adjustments produced a determined market rent of £915 pcm, effective from the date specified in the landlord's notice as the tenant raised no hardship argument.
