- Landlord noted rent had only risen by £125 between 2018 and 2024 but provided no comparable evidence
Tenant submitted evidence: no. Landlord submitted evidence: no.
Tribunal's reasoning
With no comparable evidence from either side, the tribunal used its own market knowledge to estimate that similar three-bedroom flats in the area would let for £2,500-£3,200 pcm. However, because the application was made after the Rents Rights Act 2026 came into force, the tribunal could not determine a rent higher than that proposed by the landlord. As £2,200 was below its estimated market range, the tribunal determined the rent at the landlord's proposed figure of £2,200 pcm, effective from the date of decision (not backdated, as the notice was served after 1 May 2026).
