Tribunal's reasoning

The tribunal rejected the landlord's comparables (houses and a luxury apartment) as not relevant to a flat in this building, but found two of the tenant's comparable flats (Leeds Road and Maddocks Street, Shipley) to be good comparables. Based on these and its own expertise, it assessed the property's market rent at £800 pcm if modernised and in good condition, then deducted 15% (£120) to reflect disrepair including water ingress, damp and mould causing decorative damage, arriving at £680 pcm.
