£3400current rent (pcm)

£3400tribunal decided (pcm)

Evidence considered

Tenant submitted evidence: yes. Landlord submitted evidence: yes.

Tribunal's reasoning

The landlord's Section 13 notice proposed a new rent to take effect from a date that was not the start of a rent period (the tenancy's rent period began on the 26th of each month, not the 22nd as stated in the notice). Both parties agreed the notice was invalid, and the landlord withdrew it. As the notice was withdrawn and invalid, the Tribunal had nothing to determine and the passing rent of £3,400 pcm remained unchanged and due throughout.
