Tribunal's reasoning
The tribunal found the notice of increase valid but, having inspected the property and considered comparable room-lets in the local area (since neither party submitted formal comparable evidence), concluded no increase was justified. It found the room smaller than most comparables, lacking space for a chair, with shared kitchen/laundry facilities some distance away in the basement, offsetting any improvements elsewhere in the building. The rent was therefore left unchanged at £434 pcm from the date the notice would have taken effect.

Around half of the decisions in this database cite a problem with the evidence submitted — comparable tribunal outcomes are usually what decides these cases, for both sides. We're testing a paid evidence pack and a guided walkthrough of the application, built from this database.
