Tribunal's reasoning
The tribunal assessed market rent using its own expert knowledge of the Brent Cross area together with comparable lettings evidence from both parties. It found the property, a modern three-bedroom flat with parking, gym and concierge, would let at around £2,750 pcm, adjusted upward slightly to £2,800 pcm reflecting its quality and amenities. The tenants' claim that nearby recycling plant construction depressed rental value was considered but found not to have a material effect.
