Tribunal's reasoning
The tribunal relied primarily on comparable lettings evidence from the landlord's price guide, giving particular weight to three comparable lettings within the same building which let at £850 and £895 pcm. Finding the property to be in good tenantable condition with standard features (central heating, double glazing, white goods, private garden), the tribunal concluded no condition-based adjustment was needed and determined the market rent at £850 pcm, which exceeded the £762 pcm originally sought by the landlord.
