LON/00BJ/MNR/2026/0164 · Decided 2026-06-26 · flat · 2 bed

£1700current rent (pcm)
£2150landlord proposed (pcm)
£2150tribunal decided (pcm)

Condition: Modernised first-floor flat in a traditional brick building with a new mansard roof, described by the tribunal as in good order.

Evidence considered

Tenant submitted evidence: no. Landlord submitted evidence: yes.

Tribunal's reasoning

The tribunal relied on its own general knowledge of market rents in the London Borough of Wandsworth (range £1,850–£2,350 pcm) and on the landlord's evidence of a comparable unit in the same building (Flat 3) let at £2,100 pcm, to find the full proposed rent of £2,150 pcm reasonable for this two-bedroom flat in good condition. It found no grounds for an end allowance/deduction and rejected the tenant's hardship argument due to lack of supporting evidence, so the rent took effect from the original notice date.
