Condition: Property assessed as being in good condition with modern services but lacking white goods, carpets or curtains.

Evidence considered

Tenant submitted evidence: no. Landlord submitted evidence: no.

Tribunal's reasoning

This is a fair rent (Rent Act 1977) registration, not an assured tenancy market rent determination. The Tribunal assessed the open market rent using its own knowledge of the Harlesden area at £635 per week, deducted 15% for lack of white goods, carpets/curtains and tenancy terms, then applied a 20% scarcity deduction to reach an uncapped fair rent of £431.80 per week. However, statutory capping under the Rent Acts (Maximum Fair Rent) Order 1999 limited the registrable rent to £262.00 per week, which was registered as the fair rent.
