LON/00BB/MNR/2026/0062 · Decided 2026-05-19 · terraced house · 3 bed

£2500current rent (pcm)
£2950landlord proposed (pcm)
£2600tribunal decided (pcm)

Condition: Mid-terrace house in tired but functional condition, with signs of condensation/mould and some disrepair (non-working radiator, old double glazing, worn fittings).

Evidence considered

Tenant submitted evidence: no. Landlord submitted evidence: no.

Tribunal's reasoning

With no comparable evidence from either party, the tribunal relied on its own expert knowledge of local rental values to assess a baseline rent of £2900 pcm for the property if modernised and in good order. It then deducted £300 pcm to reflect the property's susceptibility to condensation and mould from inadequate ventilation and its general tired condition, arriving at £2600 pcm. The tribunal declined to delay the effective date for undue hardship, finding the £100 pcm increase and backdating period did not meet that threshold.
