Tribunal's reasoning
The Tribunal determined that the proposed rent increase to £1,500 pcm was too high given the property's poor condition. The market rent for a similar property in good condition would be around £1,300 pcm but due to disrepair and lack of refurbishment since 2014, this is adjusted downward by £300 pcm. Further reduction was not made for ongoing repair issues as the Landlord's efforts were frustrated by the Tenant.
