£1400current rent (pcm)
£1450landlord proposed (pcm)
£1425tribunal decided (pcm)

Condition: Valued on the basis the property is in good tenantable condition.

Evidence considered

Tenant submitted evidence: yes. Landlord submitted evidence: no.

Tribunal's reasoning

The landlord proposed increasing the rent from £1,400 to £1,450 per month; the tenants referred the notice to the tribunal. With only the tenants' submissions before it (the landlord provided none), the tribunal used its own expert knowledge of local rental values and determined an open market rent of £1,425 per calendar month for the property in good tenantable condition, including landlord-provided white goods, carpets and curtains. As no undue hardship was claimed, the new rent took effect from the date specified in the landlord's notice.
