5 Barrfield Road, Salford, Manchester M6 7EL
Condition: Fully furnished room in an HMO within a converted terrace house, with double glazing; limited evidence on heating.
Evidence considered
- Neither party submitted comparable evidence
- Landlord agreed with the tenant's proposed rent figure, so the tribunal adopted the agreed figure as the market rent
- Tenant provided evidence of financial hardship, which the tribunal accepted to justify delaying the effective date
Tenant submitted evidence: no. Landlord submitted evidence: no.
Tribunal's reasoning
The landlord's notice proposed £2,000 pcm but the landlord subsequently agreed with the tenant's proposed figure of £600 pcm, so the tribunal set the market rent at that agreed amount without needing further comparable evidence. The tribunal also found that backdating the increase to the date in the landlord's notice (1 May 2026) would cause the tenant undue hardship, given unrebutted evidence of budgeting difficulties, and therefore postponed the effective date to 1 July 2026.
