Condition: Newly built semi-detached house in good condition with garage and parking.
Evidence considered
- Landlord provided 20 comparable 3-bedroom properties within a 3-mile radius marketed March-June 2026: 14 semi-detached (£1,325-£1,450 pcm), 3 terraced (£1,375-£1,395 pcm), a town house (£1,350 pcm), a mews house (£1,400 pcm) and a detached house (£1,350 pcm) - given significant weight after adjustment for the fact advertised rents may exceed achieved rents.
- Tenants proposed £1,200 pcm but provided no supporting market evidence and did not respond to the landlord's comparables, so this was given limited weight.
Tenant submitted evidence: no. Landlord submitted evidence: yes.
Tribunal's reasoning
The landlord's original notice proposed £1,325 pcm but this was revised down to £1,275 pcm in its reply. The tribunal weighed 20 landlord comparables (3-bed houses within 3 miles, marketed at £1,325-£1,450 pcm) against the tenants' unsupported proposal of £1,200 pcm, adjusting downward for the gap between advertised and achieved rents, and concluded the evidence supported a rent no lower than £1,275 pcm. The tribunal also found no evidence to substantiate the tenants' claim of undue hardship, so the new rent took effect on the date in the landlord's notice.
