CAM/26UF/MNR/2025/0670 · Decided 2025-07-14

£2000current rent (pcm)
£2150landlord proposed (pcm)
—tribunal decided (pcm)

Evidence considered

Tenant submitted evidence: no. Landlord submitted evidence: no.

Tribunal's reasoning

The tribunal did not determine a market rent because it found it lacked jurisdiction. The landlord's section 13 notice proposed a new rent effective 27 April 2025, but the tenancy agreement specified rent was payable on the 25th of each month, meaning the new rent did not start at the beginning of a period of the tenancy as required by section 13(2) of the Housing Act 1988. As the notice was invalid, the existing rent continued to apply and no market rent was assessed.
