40 Bradmore Green, Brookmans Park, Hatfield, Herts, AL9 7QR
Condition: Flat with dated kitchen and bathroom in poor decorative order, worn carpets with no/old underlay, old storage heaters, and limited loft insulation.
Evidence considered
- Tenant-provided Rightmove listing for a two-bedroom flat in the same block, advertised at £1,450 pcm (Feb 2026) with gas central heating - given significant weight due to proximity and similarity.
- Landlord provided no comparable evidence, only an asserted market rent figure of £1,530 pcm.
- Tribunal relied on its own expert knowledge of local rental values alongside the single comparable.
Tenant submitted evidence: yes. Landlord submitted evidence: no.
Tribunal's reasoning
The tribunal found the only useful comparable was a similar two-bedroom flat in the same block advertised at £1,450 pcm, which it treated as the rent for the property if in good condition with a modern kitchen, bathroom and heating. It then made deductions totalling £150 pcm for the dated/worn kitchen, bathroom, carpets/underlay and inefficient storage heating with poor loft insulation, arriving at a market rent of £1,300 pcm. The landlord provided no comparable evidence to support its higher proposed figure.
