3B Streets Heath, West End, Woking, Surrey, GU24 9QZ
Condition: Detached house in generally good order, though tenant reported a now-repaired leaking pipe causing rising damp/efflorescence and a worn stair carpet.
Evidence considered
- Tenant cited a neighbouring property (3A) let at £3,395 pcm.
- Tenant provided two letting agent letters suggesting £3,200-£3,300 pcm and £3,000 pcm respectively, with no confirmation either agent inspected the property.
- Landlord provided a letting agent letter suggesting £3,600-£3,700 pcm, inspection status unclear.
- Tribunal relied on its own expert knowledge of local rental values alongside the comparables submitted by both parties.
Tenant submitted evidence: yes. Landlord submitted evidence: yes.
Tribunal's reasoning
The tribunal used its own valuation expertise, general knowledge of the local market, and the comparable evidence from both parties to assess what the property would let for in good, modernised condition with white goods, flooring and curtains provided. It declined to reduce the rent for tenant-completed minor repairs or for the previously leaking pipe, since that had been fixed by the valuation date. This produced a determined market rent of £3,500 pcm, between the tenant's and landlord's comparable ranges and below the landlord's proposed increase.
