33 Cowslip Drive, Redcar, TS10 5BF
Condition: Modern semi-detached house with gas central heating and double glazing, in good order.
Evidence considered
- Tenant's comparables: two similar three-bed semi-detached houses in the same area currently advertised at £975 and £980 pcm, given greater weight as reflecting current market conditions.
- Landlord's comparables: three similar houses let between October 2025 and March 2026 at £1175-£1200 pcm, given less weight as being earlier lettings and because the same landlord was advertising comparable properties at substantially lower rents.
- Tribunal also relied on its own knowledge and expertise of local rental values.
Tenant submitted evidence: yes. Landlord submitted evidence: yes.
Tribunal's reasoning
The tribunal preferred the tenant's comparable evidence of current advertised rents (£975-£980 pcm) for similar nearby semi-detached houses over the landlord's comparables of higher passing rents from lettings agreed several months earlier, finding the latter less indicative of the current market, particularly as the landlord itself was advertising similar properties at the lower figures. Using its own expertise alongside this evidence, the tribunal determined a market rent of £980 pcm with no adjustments warranted.
