31a High Street Canvey Island Essex SS8 7RB
Condition: Large flat above a funeral director's office, on first floor and attic levels: a double bedroom, living/kitchen/dining room, bathroom and separate WC on the first floor, and a second double bedroom plus a storeroom in the attic; gas central heating, double glazing and landlord-provided (though worn) carpets, no white goods. The tenant reported the attic bedroom's roof light doesn't open (no ventilation), a historic mouse infestation from the restaurant next door, wall cracking, no door to the attic bedroom, and some plumbing issues — some since addressed by the landlord, others (the roof light) controlled by the freeholder.

Tribunal's reasoning
Based on its own knowledge of the Canvey Island market, the tribunal valued the property fully fitted and in good order at £1,150 pcm, then deducted £125 for the attic bedroom's non-opening roof light, worn/absent carpets and white goods, and a run of minor unresolved repairs, giving £1,025 pcm — the landlord's proposed figure.
