£675current rent (pcm)
£750landlord proposed (pcm)
£750tribunal decided (pcm)

Condition: Modern, tidy, well-presented three-storey townhouse in good condition with minor alleged disrepairs found not material to rental value.

Evidence considered

Tenant submitted evidence: no. Landlord submitted evidence: no.

Tribunal's reasoning

The notice proposing an increase from £675 to £750 per month was found valid. In the absence of any comparable evidence from either party, and with the tenant's alleged disrepairs (minor light fitting, socket, one wc, waterlogged garden) found not to materially affect rental value, the Tribunal relied on its own expert knowledge of local market rents and general rent increases to determine the market rent equalled the landlord's proposed figure of £750 per month, effective from 1 April 2023.
