Tribunal's reasoning
The tribunal relied on its own expert knowledge and the landlord's comparable lettings of similar end-terraced town houses in the immediate area, which ranged from about £1,135 to £1,235 pcm, to set a baseline market rent of £1,150 pcm for the property in good, modernised condition. It then deducted £15 pcm to reflect a CCTV security system installed by the tenants, arriving at a final determined rent of £1,135 pcm, which coincided with the landlord's originally proposed rent.
