29 Cornflower Drive, Hougton Regis, Dunstable, LU5 6RZ
Condition: Modern end-terrace house built around 2020 over three levels, double glazed with central heating, carpets, some blinds and white goods supplied by the landlord, in reasonable condition.
Evidence considered
- Landlord submitted a third-party 'Best Price Guide' report listing about 10 comparable lettings (mostly similar modern 3-bed houses in the same estate) let in 2024 at £1,650-£1,675 pcm, though many entries appeared duplicative or incomplete.
- Tenants cited a neighbouring property (No.31 Cornflower Drive) said to be paying about £80pcm less, but this rent was set in 2023 and considered likely overdue for review; it was not the same landlord and given little weight.
- Tribunal also applied its own general knowledge of market rents in Dunstable and surrounding area.
Tenant submitted evidence: yes. Landlord submitted evidence: yes.
Tribunal's reasoning
The tribunal relied on its own knowledge of market rents in Dunstable together with landlord-supplied comparable evidence of similar modern three-bedroom terraced/semi-detached houses let in 2024 at £1,650-£1,675 pcm, none of which had garages. It found the tenants' comparison with a neighbouring property renting for less in 2023/24 unhelpful as that rent appeared overdue for review. The absence of a garage (disputed by the parties) was not separately adjusted for since the comparables also lacked garages, so the tribunal confirmed the landlord's proposed rent in full.
