26 Peace Court, Harmony Place, Southwark, SE1 5TR
Condition: Property considered to be in good tenantable condition, with no suggestion otherwise.
Evidence considered
- Tenant's submissions focused on hardship rather than market rent comparables; no comparable evidence provided by either party.
- Tribunal relied on its own expert general knowledge of rental values in the area to determine the market rent.
Tenant submitted evidence: no. Landlord submitted evidence: no.
Tribunal's reasoning
The landlord's notice proposed increasing the rent from £201.85 per week (converted to £874.68 pcm) to £207.41 per week (£899.11 pcm), but the tenant referred the matter without submitting comparable evidence, instead raising hardship concerns. Using its own expert knowledge of local rental values rather than specific comparables, the tribunal determined an open market rent of £2000 pcm (equivalent to £460 per week, rounded down) for the two-bedroom flat in good condition. The effective date was delayed to 26 August 2025 to avoid undue hardship to the tenant.
