Evidence considered
- Landlord agreed with tenant's proposed rent of £420 pcm, so no comparable evidence was needed or submitted.
- No market evidence was provided by either party; decision based on agreement between parties.
Tenant submitted evidence: no. Landlord submitted evidence: no.
Tribunal's reasoning
The landlord's s.13 notice proposed £2,000 pcm but the landlord later agreed with the tenant's proposed rent of £420 pcm, and no evidence was submitted to support the originally proposed figure. The Tribunal accordingly set the market rent at the agreed £420 pcm. Due to the tenant's evidence of unemployment and risk of hardship from the large proposed increase, the Tribunal postponed the effective date from 1 May 2026 (date in the notice) to 1 July 2026.
