Tribunal's reasoning
The tribunal determined a market rent of £1,375 pcm for the property in good tenantable condition, based on comparable letting evidence from both parties and its own expert knowledge of local rental values, giving more weight to the landlord's closer comparables of similar two-bedroom flats including two in the same street. It then deducted £25 pcm to reflect that the tenant (not the landlord) provided the washing machine, and for a minor outstanding door defect, arriving at a final determined rent of £1,350 pcm effective from the date specified in the landlord's notice.
