2 Ulverston Close, Paston, Peterborough, PE4 7AH
Condition: Dated 1970s house in fair condition with minor defects, basic kitchen/bathroom, and extensive minor damp ingress in living rooms and bedrooms.
Evidence considered
- Landlord provided limited details of other local lettings and availability to support the proposed £1150 pcm rent.
- Tenant provided photographs showing damp walls, defective paintwork/timber, and external guttering/drainage issues causing water ingress.
- Neither party gave full details of comparable local lettings, so the Tribunal relied on its own general knowledge of market rents in Peterborough.
Tenant submitted evidence: yes. Landlord submitted evidence: yes.
Tribunal's reasoning
The Tribunal used its own knowledge of Peterborough market rents to value the property at £1,150 pcm if fully fitted and in good order, then deducted £150 pcm to reflect its only fair condition, including minor disrepair, a basic kitchen and bathroom, and extensive minor damp ingress, plus the fact that white goods, carpets and curtains were the tenant's own. This produced a determined market rent of £1,000 pcm effective from 1 October 2025.
