£1513current rent (pcm)
£1700landlord proposed (pcm)
£1650tribunal decided (pcm)

Evidence considered

Tenant submitted evidence: yes. Landlord submitted evidence: no.

Tribunal's reasoning

The tribunal used its own knowledge of market rents in the area to find that a typical one-bedroom purpose-built flat of this size and condition, fully fitted with landlord's white goods, carpets and curtains, would let for £1650 pcm on normal AST terms. It considered the tenant's evidence of minor, persistent high-level mould staining but found this insufficient to justify any downward adjustment from the open-market starting figure. As the landlord made no representations, the tribunal's assessment was based on its own expertise and the tenant's limited evidence, resulting in a determined rent of £1650 pcm, below the landlord's proposed £1700 but above the tenant's suggested £1600.
