11 Mcausland House 40 Wrights Road, Bow London E3 5LF
Condition: A 1960s purpose-built maisonette in fair condition with PVCu double glazing, landlord-supplied white goods and floor coverings but no furniture.
Evidence considered
- Tenant submitted ~10 undated asking rents for 3-bedroom flats/maisonettes in Bow (E3, E14, E15) ranging £1,995–£2,390 pcm
- Landlord submitted 3 comparable rents from a letting agent, currently/recently available in early 2026, ranging £2,600–£3,050 pcm
- Tribunal also relied on its own general knowledge of market rent levels in and around Tower Hamlets
Tenant submitted evidence: yes. Landlord submitted evidence: yes.
Tribunal's reasoning
The tribunal accepted the landlord's proposed rent in full, finding both parties' comparable evidence (tenant's asking rents of £1,995–£2,390 and landlord's agent-cited rents of £2,600–£3,050) helpful, albeit undated. Drawing on this evidence and its own market knowledge of Tower Hamlets, the tribunal determined £2,750 pcm as the open-market rent for the property fully fitted and in good order, finding no basis for any adjustment. Tenant's claim of undue hardship was not considered further due to insufficient supporting information.
