Tribunal's reasoning

The tribunal assessed the open-market rent for a comparable property in good condition at £800 pcm, then applied deductions for tenant-provided white goods, carpets and curtains, tenant's payment of the service charge, and condition issues (damp and general tired decoration), totalling £283. This produced a determined rent of £517 pcm, which, although higher than the rent proposed by the landlord's notice, was fixed to take effect from the date in that notice; the landlord is not obliged to charge the higher amount.
